Property is being marketed while occupied. All offers are viewed as investor offers (which we are unable to review until the 16th day), We are not willing to accept any offers with the contingency on it being vacant at closing. We also do not permit inspections, as we do not have full access. Buyers must be willing to sign the occupied property addendum and although we generally are working to evict as this process proceeds, we are not willing to take on any buyers who only want a vacant property. Also, we understand since there is a lack of interior access that restricts our buyer pool to cash offers. This being known is the reason we are marketing the property lower than the values we received as we are discounting for occupancy and limited buyer pool.
